TOPPING-OUT CEREMONY FOR THE “JOB & HOUSING“ - PILOT PROJECT IN BERLIN-SPANDAU
On 2 June 2026, the topping-out ceremony was held for the first housing project based on the “Job & Housing” cooperative model in Berlin-Spandau, only seven months after the ceremonial laying of the foundation stone on 5 November 2025.
In front of an audience of over 200 guests, Mr Ralf Eric Nestler, Chairman of the Board of the Erste Mitarbeiterwohnungsbaugenossenschaft “Job & Wohnen” Berlin eG (First Employee Housing Cooperative “Job & Living” Berlin), delivered the developer’s address, in which he thanked the architects, engineers, construction companies, tradespeople, as well as the relevant authorities, funding bodies, banks and service providers for their work to date and their excellent cooperation.
In the speeches that followed, the Mayor of Spandau, Mr Frank Bewig, the State Secretary for Housing and Tenant Protection at the Senate Department for Urban Development, Construction and Housing, Mr Stephan Machulik, and the former Senator for Urban Development and Housing of the State of Berlin, Mr Sebastian Scheel (now State Secretary in the Saxon State Ministry for Economic Affairs, Labour, Energy and Climate Protection) emphasised the great significance of the project for the district of Spandau and the city of Berlin and wished every success with the completion of the 112 apartments, a daycare center, and a building with shared mixed-use facilities (community coffee shop, co-working area, laundry room and neighborhood workshop) in the coming months.

On behalf of small and medium-sized enterprises and the trade unions, welcoming addresses were given by Mr Hans-Jürgen Völz (Chief Economist of the German Association of Small and Medium-Sized Enterprises, BVMW) and Mr Jan Otto (Regional Director of IG Metall for Berlin, Brandenburg and Saxony).
This was followed by the carpenter’s traditional speech, delivered from the roof of one of the four residential buildings.
The location of the plot, the arrangement of the individual residential buildings and the construction progress achieved by the end of April 2026 can be seen in a construction site video.
Completion of the construction project is scheduled for the first quarter of 2027. The 99 social housing units, which are subject to occupancy restrictions, are then to be let at capped rents (net/excluding utilities) of EUR 7.00/m² (subsidy model 1) or EUR 11.50/m² (subsidy model 3) to employees of member companies of the Erste Mitarbeiterwohnungsbaugenossenschaft “Job & Wohnen“ Berlin eG. The remaining privately financed apartments are to be let for a rent of approximately EUR 16.50.
